It’ll be difficult to keep any profits if you file Chapter 13 today and then list your house in a few years.
You’ll still be under bankruptcy protection and the court may decide that proceeds from the sale should route to creditors.
You do have options though. It may be possible to complete your payment plan between now and the time you decide to sell, or you may be able to make a motion for the court to dismiss your bankruptcy case.
Some of this depends on the current status of your mortgage and whether you’ll be seeking relief as part of the filing.
If a loan modification is appropriate, that can be part of the bankruptcy proceeding, and it may leave you with more options afterwards.
